The Assessor appraises real and personal property according to State and City requirements, and participates in the compilation of tax assessment rolls and generates tax bills.  She also assists with the utility billings and building permits.  In addition to assessing duties, the Assessor serves as Deputy City Treasurer and Deputy City Clerk.

Who establishes the true value of the property?
The City Assessor determines the true cash value of property. The approximate fair market value of your home can be determined by multiplying the State Equalized Value (SEV) by two. Example:  Value on the tax bill for the SEV is $56,000, the fair market value would be $113,200.

Should I be eligible for a homestead exemption?
Every homeowner is eligible for the Principal Residence Exemption, provided that the person is the owner of record of the parcel on May 1 of the assessment year and occupies the residence as of May 1. 
The Principal Residence Exemption exempts the property from the 18 mills of School Operating Millage for Wayland Union Schools.

How much do I pay each Taxing Authority?
Taxes are based upon Taxable Value.  One mill equals $1.00 per $1,000 of Taxable Value.  The City of Wayland collects taxes for and distributes tax collections to the following taxing bodies:

What is the Board of Review?
The Board of Review hears complaints of all persons who consider their assessment to be incorrect.  The Board has the power to correct the tax roll if it determines that a property has been wrongfully assessed or omitted from the roll.  The Board meets in March to review the assessment.  Information about the Board of Review and the process for protesting an assessment can be obtained from the City Assessor, 269-792-2265.
